What SafeLand is

SafeLand is a location-assessment service that turns Japan's free public data into a 30-second report on the risk and long-term outlook of any neighborhood — useful when you're renting, buying, or investing. It is operated by IndexAxial, and the small product team that runs the site is also its editorial team.

Editorial team's responsibilities

The SafeLand editorial team is responsible for three things:

  • Data selection: curating and refreshing the public datasets that feed each assessment.
  • Scoring calibration: validating the score weights for hazard, vacancy, land price, and daily convenience against real-world data.
  • Guide writing: publishing practical guides — how to read hazard maps, what a vacancy rate means — so readers can make their own calls.

Public datasets we use

  • MLIT (Ministry of Land, Infrastructure, Transport and Tourism): Overlay Hazard Map, flood inundation projections, landslide caution zones.
  • GSI (Geospatial Information Authority of Japan): base map, 5m elevation mesh, Flood Landform Classification Map.
  • e-Stat (MIC): Housing and Land Survey, population dynamics, household statistics.
  • Reinfolib: real-estate transaction prices, official land-price indices.
  • Google Places: POI density for daily convenience (medical, education, retail).

How our grading logic works

SafeLand prioritizes reproducibility — the same address should always return the same result. All grading logic is computed mechanically from public data with no editorial subjectivity. Five categories — hazard, vacancy, land-price trend, daily convenience, and long-term outlook — are weighted into an A–D grade.

Every input that fed the score is disclosed in the PDF report, so you can see exactly why a location got its grade.

Reports are a mechanical summary of public data, not a guarantee of investment outcomes or specific transactions. Final decisions should combine the report with the broker's material-information notice, on-site verification, and any professional advice you need.
